According to information obtained from Surety Agri-Data Inc. the land included in this farm has a Soil Productivity Index of an
88.1 with 100% class II soils with primarily Clarno-Bonilla Loams & a small percentage of Prosper Silt Loam. Comparatively, Davison County Assessor’s information indicates the soil rating on this farm is a .778. Visually this farm appears to be virtually 100% tillable, as according to the aerial map obtained from Surety Agri-Data, Inc, it appears this farm has approx.
78.58 acres of cropland. FSA information this farm has been requested and is anticipated to be forthcoming and will be made available. The 2025 RE taxes payable in 2026 on this land are $1,

TERMS: Cash – A 10% down payment on sale day with the balance on or before June 3, 2026 with full possession immediately following the court confirmation of sale for the 2026 crop year. Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy and the closing agent’s fee (605 Title Company in Mitchell, SD) to be divided 50-50 between the buyer and seller. All of the previous RE taxes including the 2025 RE taxes payable in 2026 will be paid by the sellers, with the buyer to pay all of the 2026 RE taxes payable in 2027.
