Parcel 1: The South Forty (40) rods of the North One Hundred Forty (140) rods of
the Northeast Quarter (NE¼) of Section Thirty-six (36), Township One Hundred
Thirty-two (132) North, Range Fifty (50) West of the Fifth principal Meridian,
Richland County, North Dakota, containing approximately 39 tillable acres.
and
Parcel 2: The South Twenty (20) rods of the Northeast Quarter (NE¼) and the
North Twenty (20) rods of the Southeast Quarter (SE¼), of Section Thirty-six (36),
Township One Hundred Thirty-two (132) North, of Range Fifty (50), West of the
Fifth Principal Meridian, Richland County, North Dakota, except rights-of-way,
highways and easements of record, if any, containing approximately 39 tillable
acres.
BID PROCEDURE: Written bids will be received at the office of Smith & Strege Ltd.,
321 Dakota Avenue, P.O. Box 38, Wahpeton, North Dakota 58074-0038, until Monday,
January 26, 2026, at 5:00 p.m. You should submit a separate bid for each individual parcel.
Bids should be for the total dollar amount and not per acre. Bidders will be notified and
may be invited to participate in an oral bidding to be held on Monday, February 2, 2026, at
9:00 a.m., at the office of Smith & Strege Ltd., 321 Dakota Avenue, Wahpeton, North
Dakota 58075, as necessary.
TERMS OF SALE AND CLOSING: Terms of the sale are cash. A 10% earnest money
check will be required of the successful bidder on the date of the sale, with the balance due
in full in 40 days. Seller will furnish a continued abstract of title evidencing marketable
title for each tract. Seller will convey title by Warranty Deed at closing. Seller reserves
the right to reject any and all bids.
