Parcel #1: Norman County, Parcel No. 10-4768000, 80.0 acres (Home Lake Township)
The South Half of the Southeast Quarter (S1/2 SE1/4), Section 34, Township 143 North, Range 44 West of the Fifth Principal Meridian in Norman County, Minnesota.
Buildings included on this parcel: small older house, garage, shed, all being sold “as is”.
Containing 75 tillable acres, more or less.

Parcel #2: Clay County, Parcel No. 29.003.2000, 156.31 acres (Ulen Township)
The Northwest Quarter (NW1/4), Section 3, Township 142 North, Range 44 West of the Fifth Principal Meridian in Clay County, Minnesota, less railroad.
Containing 156 tillable acres, more or less.

Said parcels will be sold separately. Bids for each parcel must state total price for that parcel, not price per acre. Bids will be opened on November 6, 2024, at l0:00 a.m. at the Hanson & Liebl Law Office, Mahnomen, Minnesota. The five highest bidders will be notified of a date and time when they will be permitted to orally raise their bids on each parcel. The successful bidder(s) shall be prepared to enter into an earnest money agreement for the purchase of each parcel with a down payment of ten percent (l0%) of successful bid price to be paid immediately and the balance to be paid within forty-five (45) days of execution of the purchase agreement. Seller will furnish up-to-date abstract for each parcel evidencing good and marketable title. SELLER RESERVES THE RIGHT TO REJECT ANY OR ALL BIDS.
